The Simple small print
High Rez photos, optimized for MLS, are delivered via a Google Drive link after payment.
The HDR Photo package includes roughly 30 photos. More or less depending on the size of the property. Additional photos are $5 each.
Payment is due upon receiving the invoice.
If property is not stage ready when we arrive, we charge a rescheduling fee of $150 for staging.
If photos need to be rescheduled there is a trip charge of $20.
When shooting the Denver Metro Area there are no trip charges. We shoot Colorado Springs for a $40 trip charge. Mountain towns, and other areas also have trip charges.
Cost of staging is figured up to 45-days from time of staging property.
At 45 days an extension fee of ~45% the cost of staging will be charged and paid monthly (ie. If staging is $675, the extension fee is $305).
The extension fee is due before the extension date.
We require 4 days notice to destage the property before closing. A $100 rush fee may be charged if we are given shorter notice.
All decor items provided are for staging purposes and should not be moved or used for personal purposes.
Any damages to staging furniture or decor during the staging period are the responsibility of the property owner or agent. Not to exceed $500.

Simple Construction small print
Simple Construction is a consultant/project manager and charges a management fee that is factored into the estimates.
Any changes to the scope of work must be documented ad approved by both parties.
We will provide an estimated timeline for the project. Delays may occur due to weather, supply chain issues, or unforeseen circumstances. We will communicate any delays promptly.
We are unique in that we offer expert opinions and insight into the scope of work and finishes that will maximize sales price based on your seller's budget.
Payments to be made in equal "3rds" of total project cost. First payment due at end of first day of project. Second at half way through schedule and 3rd at completion of scope of work, unless otherwise discussed.
We do not offer financing or an option to fund construction out of closing at this time.
We are not liable for unforeseen events or accidents on the worksite. Simple Construction hires subs who ARE licensed and insured, and manages them.
You agree to provide access to the property during normal working hours. For safety, the work area should remain clear of unauthorized individuals, including pets and children.
Client's are responsible for clearing the work area and moving personal belongings as needed before work begins.
Simple Construction is not responsible for unknown site conditions that might make the work more challenging or expensive.
While our subs offer warranties in many cases, no warranties expressed or implied by Simple Construction. We will do everything to make sure the project is completed to clients' satisfaction, helping pass inspection, and sell for top dollar.
We are not responsible for past damage uncovered during the remodel, caused by pre-existing conditions or work completed by other contractors. We will notify you immediately if unforeseen issues arise.
We may take photos of the project for marketing purposes, but your privacy will be respected. Let us know if you do not consent to this.
Heavily relying on our expertise is highly suggested and always benefits clients' bottom lines. We have found that when clients have to approve all finishes, it slows the process down and increases costs.
